A tenant near PCC called me about a “broken” microwave. It heated fine, she said, unless the toaster was on. Then everything died and someone had to go flip the breaker in the laundry room.
The microwave wasn’t broken. The toaster wasn’t broken. The building was built in 1938, and its kitchen wiring has been asked to do something it was never designed to do.
If you live in one of the older duplexes and four-plexes clustered around PCC, along the Orange Grove corridor, or in the courtyard buildings off Los Robles, this post is for you. Also for you if you own one of those buildings and your tenants keep calling about “electrical problems.”
What those buildings actually have behind the walls
A four-plex from the 1920s through 40s was typically built with 60-amp service for the whole building, sometimes upgraded along the way to 100 amps split across the units. Each apartment’s kitchen usually got two circuits, and often those circuits are 15-amp. One might feed the fridge, the lights, and half the counter. The other feeds everything else.
That was generous in 1938. A kitchen then held a refrigerator drawing a couple hundred watts, maybe a toaster, and a gas range that needed no electricity at all.
Now run the 2026 numbers. A modern countertop microwave pulls 1,500 to 1,800 watts. On a 120-volt circuit, 1,800 watts is 15 amps. That is the entire capacity of a 15-amp circuit, before the toaster (900–1,200W), the coffee maker (1,000–1,400W), the fridge compressor kicking on (400–800W surge), or the air fryer somebody got for Christmas (1,700W).
The microwave alone maxes the circuit. Add toast, and the breaker does exactly what it’s supposed to do.
Nuisance trip or real problem? How to tell
Not every trip means danger, but you should know the difference.
Ordinary overload trips happen seconds to a minute after you add the second load, the breaker resets cleanly, and the pattern is repeatable: microwave plus toaster equals trip, every time. Annoying, predictable, and the breaker is doing its job.
Take it seriously if a breaker trips instantly with a single small load, trips with nothing obviously running, feels hot to the touch, buzzes, or won’t stay reset. Same if outlets spark, smell warm, or the lights dim hard every time the fridge starts. Those symptoms point at a failing breaker, a loose connection, or a short, and that’s electrician territory, today, not next month. Older buildings around here sometimes still have Zinsco or Federal Pacific panels, which have documented problems with breakers that don’t trip when they should. If your panel door says Zinsco, get it evaluated regardless of symptoms.
One more wrinkle: a breaker that has tripped many times gets weaker and starts tripping earlier. So a circuit that “used to handle it” and now doesn’t may just have a tired breaker. Cheap fix, but again, an electrician’s fix.
How modern appliances collide with old panels
It’s not just microwaves. The whole appliance industry has been quietly raising the electrical stakes.
- Induction cooktops and ranges want 40 to 50 amps at 240 volts on a dedicated circuit. A building with 100-amp service split four ways cannot give one unit a 50-amp circuit. Full stop.
- Standard electric dryers need a 30-amp, 240-volt circuit. Most of these buildings never had one in the units, which is why the shared laundry room exists.
- Modern refrigerators are actually the good news: a new fridge draws less than half what a 1990s one did. If anything in your kitchen deserves the blame, it’s not the fridge.
- Dishwashers and disposals frequently share one circuit in old buildings, which works until someone runs both while microwaving.
What I can do about it as an appliance tech
Here’s the part most people don’t know: some of this is solvable from the appliance side, without opening a wall.
Lower-draw appliance choices and settings. Several microwave lines can be configured or purchased at 950–1,100 watts instead of 1,800. Some dishwashers have a low-power or eco mode that cuts the heating element draw substantially. When I know a unit is on skinny circuits, I steer the owner toward appliances that fit the building instead of fighting it.
Heat-pump dryers. This one is a genuine unlock for old buildings. A heat-pump dryer runs on a standard 120-volt, 15-amp circuit, needs no vent, and dries clothes for a fraction of the energy. I’ve installed them in Orange Grove corridor units where a conventional 240-volt dryer was flatly impossible. They dry slower. They also exist where the alternative is the laundromat.
Gas alternatives. Most of these buildings already have gas lines to the kitchen. A gas range needs only a plug for its igniter and clock, five amps and change, versus the 40-plus an electric range demands. If your electric range shares a strained panel, switching to gas at replacement time removes the biggest load in the unit. Same logic for gas dryers where a gas stub exists in the laundry area.
Load mapping. In an hour I can tell you which outlets are on which circuit and post a cheat sheet inside a cabinet door: “microwave and coffee maker are on the same circuit; toaster lives on the west wall.” Unglamorous. Prevents ninety percent of the trips.
What needs an electrician, and how we hand off
I don’t run new circuits, upgrade panels, or replace breakers, and neither should anyone without a C-10 license. You need an electrician for: a service upgrade (100 to 200 amps), new dedicated kitchen circuits, panel replacement, GFCI/AFCI corrections, or any of the warning signs above.
What we do is make the handoff clean. When I find a wiring limitation behind an “appliance problem,” I write up exactly what I measured, which circuit does what, and what the appliance actually draws, so the electrician isn’t starting from zero and the owner isn’t paying twice for diagnosis. Then, once the new circuit exists, I come back and set up the appliance properly. It’s a relay race, not a turf war.
The landlord-tenant question
This comes up on almost every one of these calls, so, plainly:
Building wiring, panels, and circuits are the owner’s responsibility in California. A tenant whose kitchen can’t run a microwave and a toaster together isn’t damaging anything; the tenant whose breaker trips daily should report it in writing rather than just resetting it forever, because a chronically tripping circuit deserves inspection.
Appliances follow whoever owns them. In most of these older four-plexes the range and sometimes the fridge belong to the landlord, while the microwave, toaster, and air fryer belong to the tenant. Where I see friction is a tenant buying a 1,800-watt appliance for a 15-amp kitchen and then blaming the building. Owners can head that off cheaply: put the circuit map in the lease packet and provide a lower-wattage microwave.
For owners, there’s a strong self-interest argument too. A unit that can actually support modern appliances rents faster and for more. Every electrician in the SGV is booked because everyone figured this out at once.
What the appliance-side fixes cost
Real numbers from recent jobs in Pasadena’s older multi-unit stock:
- Circuit load mapping and written report: $95–$150
- Heat-pump dryer, installed: $900–$1,400 for the unit plus $150–$250 install
- Gas range swap where a gas line exists: $150–$300 install on top of the range
- Microwave replacement with a lower-draw model: $150–$400 for the unit
- Dishwasher low-power configuration or timer staggering: usually rolled into a $95 service call
Versus the electrician’s side: figure $2,500–$5,000 for new dedicated circuits, and $5,000–$15,000-plus for a multi-unit service upgrade. Sometimes that’s the right spend. Often the appliance-side fixes buy years.
